Retained Growth Partnership
Prepared for: Brandon Torrellas, Construction Simplified
Prepared by: Jason Dzamba
Role: Builds and runs the growth system
Model: $2,500 monthly retainer, all-inclusive, plus 7.5% revenue share
I build the website, the contact list, the training portal, and the outreach, then run all of it. The program gets in front of the right construction companies and owners. Anyone interested replies straight to your inbox.
What you get
A website that sells, a training portal, two lists of 5,000, and an outreach agent that puts conversations in your inbox. Built and run for you.
What it costs
$2,500 a month, all-inclusive. No setup fee. Plus 7.5% of revenue on deals the system brings in.
What you do
Approve the offers, answer the replies, run the workshops. The rest runs in the background.
The opportunity
The Construction Simplified program is a strong product sitting on top of a website that does not sell it and a process that runs on word of mouth. What is missing is simple: a credible website, a place to keep track of every relationship, somewhere to deliver the training, and steady outreach that puts the program in front of buyers who have never heard of it.
That is what this engagement installs, and then operates.
What I build
Not a website project and not a typical marketing retainer. This is everything a services business needs to sell, keep track of, deliver, and find new customers.
A clean, credible site that explains the business, plus a focused page for each offer.
Every name the agent finds and every reply it gets lands in one list you can open at any time. It is built from scratch, and it stays current.
Courses and reference material hosted online, so teams can learn on their own time while you run the live sessions.
One agent builds the list, sends the emails, and follows up. Anyone interested replies straight to your inbox.
Where we start
One gets the program booked. The other brings qualified projects in the door.
Offer 1 · The program
Audience: GC executives, operations leaders, and project executives
Lead message: 14+ hours a week per team member lost to rework, conflict, and searching for information.
The ask: Book a 2.5-day on-site workshop, with a membership to keep teams in the rhythm.
This is the program itself. It books workshops and trainings directly, and it feeds the learning system with recurring membership.
Offer 2 · The project side
Audience: Owners, developers, and asset managers with $50M to $300M projects
Lead message: $6M to $11M in change orders expected on the typical $80M project.
The ask: Book a free 60-minute exposure assessment on one active or planned project.
Free to the owner and easy to say yes to. It starts project work and puts the program in front of the people who hire contractors.
The first goal
The first 90 days are about reach and real answers. We build a list of 5,000 for each offer, start the conversations, and use the replies to sharpen the message.
Two lists, 5,000 each. The right companies and the right people inside them, checked and kept current.
New sending domains are warmed up slowly before any real volume goes out, so messages land in inboxes, not spam folders.
What people open and answer tells us which message works for which group. We rewrite what is not working and send again.
The point is not a perfect first campaign. It is hearing back from 10,000 real buyers and knowing where to push next.
One thing to fix first
There is an established Construction Simplified based in Michigan with a strong organic footprint. When a buyer searches your brand, they find them. Every dollar of marketing spent driving traffic to a contested name is a dollar partly spent promoting a competitor.
Recommendation
Treat the name as a marketing decision, not a legal one, and settle it in the first two weeks. We evaluate a short list of alternate names for search availability, domain availability, and how clearly each one positions the program. The chosen name becomes the foundation for the site, the domain, and every asset built after it. Changing it later means rebuilding all of that, which is why it comes before the build rather than after.
If you choose to keep the current name, the system still works. We would just compete for the brand term from day one instead of owning it. Final call is yours.
How it works
General contracting is sold person by person, not with one message to everyone. Each offer gets pointed at the people who actually buy it.
What each offer includes, who it is for, and what it costs. You approve it.
Every offer gets its own page, its own emails, and the workshop material needed to sell and deliver it.
Companies and the people inside them, sorted by type, size, project value, and role.
Each group gets its own version of the message. The agent sends, tracks replies, and follows up.
Anyone who replies comes to you with the full history attached. You take the conversation from there.
Outreach
It is one system. It finds the right people, sorts them, writes the emails, and follows up. You do not manage software. You answer replies.
The Construction Simplified outreach agent
It works the two launch offers in parallel, keeps every contact and reply in one list, and puts the interested ones in your inbox.
Research
Finds the right companies and the right people to contact.
Segmentation
Sorts them by company size, project value, and role so each message fits.
Messaging
Writes and sends the emails, using the proof from your brochures.
Follow-up
Chases replies and sends anyone interested straight to your inbox.
When someone replies, they hear back from you, not from a bot. Every reply lands in the email address you choose, so you can pick up the conversation and take the lead from there.
Two lists, two messages. One for the program, one for owners with projects.

How the work runs
This is not a project you manage. Nobody can predict everything the business will need a year from now, so instead of a fixed plan, the work moves in short blocks and each one ships something live. The site, the lists, the emails, and the follow-up keep running whether you are thinking about them or not.
Weeks 1–2
The name, the two offers, the audiences, and the site plan. Nothing gets built until we agree on this.
Weeks 3–4
The site, the first offer pages, and your contact list go live. Sending domains set up and warming.
Weeks 5–6
The training portal is up, the first lists are built, and the first emails go out.
Ongoing
Each block ships something live: a new page, a better email, a new asset, or a new course. I pick the next one from what the results show.
Your part is small: a few approvals and the live sessions. Everything else is built, run, and maintained for you.
Investment
One monthly fee covers all of it: your existing digital infrastructure, the setup, the running of it, and whatever we decide to build next. No setup fee, no separate line items. The 7.5% revenue share is covered below.
Monthly retainer
$2,500/mo
Month to month, for as long as it is working. This is not a one-time build. Each month we look at the results together and decide what needs to be built next, whether that is a page, a system, or a new piece of technology, and it is covered by the same fee.
You are not buying one build and then managing it alone. The retainer keeps the existing infrastructure running and pays for what we add next, chosen together from what the data shows is working.
The retainer is built for a period where things are still being built. Once we have built enough and agree together that nothing more needs building, we can switch to a management-only arrangement at a lower fee, discussed at the time.
That would cover hosting and maintaining all the web assets, managing the agents and their outreach, and keeping the lists current and growing. Everything that has been built stays yours either way.
Revenue share
7.5%
On top of the retainer, I earn 7.5% of revenue on deals that come from the new website and agents, and on any deal we close together from this outreach. The retainer funds the work. The share means I only do well when the system brings you paying clients.
Website
Any inquiry, booking, or purchase that comes through the new website and its landing pages.
Agents
Anyone who replies to the outreach and later becomes a paying client, on a project, workshop, or training.
Closed together
Any deal we work and close together as a result of this sales and marketing outreach, even if the final conversation happens outside the system.
Proposed terms, open to your input: the share applies to revenue actually received, within 90 days of first contact from the system, and is settled within 10 days of each client payment. Every deal is tracked in the CRM and visible to both of us.
The next step
Three things from you and the build begins. Everything else is mine to carry.
No existing contact list, CRM, or data to hand over. Everything is built from scratch, including the lists and the leads.
